The model

No browse. No directory. A listing is shared, not published.

A seller lists free or pays once, builds the advert with self-service tools, and hands the ID to exactly the buyers they want. The whole privacy-first pitch is visible in one screen:

The data asset

Every sold price in England and Wales since 1995, grouped by property

The sold-prices engine imports HM Land Registry’s full Price Paid dataset — over 31 million transactions from 1995 onward — and serves it postcode-first, grouped into per-property sale histories, closest matches first. This is the platform’s substance: a real, re-importable public dataset behind a fast search.

Compliance posture

“Not an estate agent” — by design, in writing

HouseLocator was designed from the start to avoid estate-agency activity: it provides advertising and self-service tools, never negotiates, and says so in a dedicated legal page that remains published. The boundary is enforced in code — an automated copy-scanning test suite fails the build if prohibited sales language appears. Buyers and sellers communicate directly. The legal set — terms, privacy, cookies and the estate-agent position — is preserved on this site, clearly marked as archived.

Sold honestly: the platform is complete but pre-revenue — no listings were ever traded, and the live application is offline pending sale, restoring from the included documentation. The sold-prices data shown is public HM Land Registry Price Paid data, displayed with its required attribution. Everything shown was captured from the real system, working, in August 2026.
